What an OurProperty subscription is really charging for
Leases, rent history, inspection notes and landlord files are things your team typed in. The subscription charges you, door by door, for the screens that sit in front of them, and the usage charges arrive separately.
A door rate you only hear on a call
The pricing page explains that you pay per door and that every module is included, but the rate itself is not printed. Each new management agreement you sign makes the subscription bigger, whether the work grows or not.
A one-off A$2,950 just to get set up
Planning, migration, implementation and training come as a one-off A$2,950 setup cost. The Standard, Enhanced and Premium onboarding tiers with on-site days are priced on request.
Usage charges that run every month
Every SMS to a renter, landlord or tradie is charged per message plus GST, and AI photo analysis is charged per photo. A busy month of arrears reminders shows up on the invoice.
Fees passed to your renters
Paying rent by direct debit costs the renter A$1.95 a payment, and paying at the post office costs A$5.00. Card payments carry a percentage. Those are your renters, paying to reach your trust account.
Reports shaped by the vendor
The questions you actually ask, like which landlords take the most repair coordination for the fee they pay, can mean exporting and rebuilding a spreadsheet each month.
No public guide for getting your data out
OurProperty publishes how it brings an old database in, but we found no public guide to taking yours out. Ask before you need it, because leaving is when it matters.

Switching
How to switch from OurProperty
The move itself is exporting your records, mapping them to the new database, importing with a test run first, then running both systems side by side until you trust the numbers.

Export your records from OurProperty
Ask OurProperty what you can download for owners, properties, leases and rent history. There is no public export guide for OurProperty, so export what your account allows, often CSV, and check with OurProperty support if a report you need is not on the list. Get everything live today, not just a sample.

Load the export in, test first
The import reads a different system's column layout, so your export needs mapping first. Run it as a test that shows every record it would bring across without saving anything, check the result, then run it for real. Enterprise DNA does this mapping when they set your version up, or you can ask Claude Code to do it.

Check what the import flags
Your paid-to date becomes an opening balance in the rent ledger, so arrears are right from the first minute. Every property that comes across gets its compliance items marked as unknown rather than assumed compliant, because the old system saying nothing is wrong is not the same as a smoke alarm actually being checked. Work through that list before you rely on it.

Run both side by side for a short stretch
Keep OurProperty live and work from the new database alongside it for a short period. Compare the arrears list, the inspections due and the owner numbers against what OurProperty shows. Fix anything that disagrees before you commit, and use this stretch to get your team comfortable asking in plain sentences instead of clicking through screens.

Switch off OurProperty
Once the numbers match and your team trusts the new system for day to day work, cancel the OurProperty subscription. Keep an export of your final OurProperty data somewhere safe in case you need to check something later, and confirm trust accounting is sitting in whatever system is handling it going forward, since that part does not move.
Where the real effort goes
The real work is rarely the import itself. It is deciding how your own fields, notice periods and arrears steps should work in the new system, and how much history you actually want to bring across rather than leave behind. It stays in a trust system your auditor already accepts. This version never receipts rent into a bank and never pays a landlord. It keeps a rent record so it can tell you who is behind and by how much. If trust accounting is the main reason you chose OurProperty, keep a dedicated trust system for that and move the rest of the rent roll into records you own.

Not in the free version. Landlords get a branded monthly summary, renters get letters your team approves. If your team inspects on a phone, Enterprise DNA can add an inspection app to your version, connected to the same database.
