What Palace charges

Palace charges by the property, not by the person, starting from NZ$1.83 per property per month with a NZ$200 minimum monthly spend before GST. On top of that sits a separate implementation fee, a data conversion cost quoted on its own, and add-on products bought one at a time.

How the bill is built

The core charge is set per property, from NZ$1.83 a month, before GST. Grow the rent roll and the bill grows with it whether or not anybody logs in more, because the meter runs on the size of the portfolio, not the work done.

Palace sets a NZ$200 minimum monthly spend. A small rent roll pays the minimum no matter how far under it the per-property maths lands, so the floor on the bill is fixed even before you add a single property.

Add-on products bought one at a time

Maintenance Plus, Inspection Manager, Secure Sign, Invoice Automate and Vault CRM are separate products, each its own line on the invoice. Each one is quoted on request and each one is another place your data lives.

Training and implementation starts from NZ$1,500, and moving your existing rent roll across is quoted separately again. This is paid before anyone logs in, on top of the monthly per-property charge and any add-ons you choose.

What the minimum spend alone costs in a year

The NZ$200 monthly minimum comes to NZ$2,400 a year before GST, and that is the floor, not the ceiling: the per-property charge from NZ$1.83 a month can take a larger rent roll well past it. On top of that, year one also carries the NZ$1,500 implementation fee, a separately quoted data conversion cost, and whatever add-on products you decide you need.

Does Palace's advertised per-property price cover everything an agency needs? expand_more

No. The NZ$1.83 per property per month figure is the core subscription only. Maintenance Plus, Inspection Manager, Secure Sign, Invoice Automate and Vault CRM are separate products, each quoted and invoiced on its own, so a full setup costs more than the headline per-property rate suggests.

Why is there a NZ$200 minimum spend even for a small rent roll? expand_more

Palace sets a floor of NZ$200 a month regardless of portfolio size. If the per-property maths at NZ$1.83 a month comes out under that, you still pay the minimum, so a smaller agency can end up paying proportionally more per property than a larger one.
